The Planning Commission provided a positive recommendation and this will go to City Council on August 9th for approval.

Thanksgiving Station LLC proposes a change to Chapter 28 Resort Community. The biggest change is to the percentages of resort, commercial and residential uses.

This amendment is being proposed after the approval of the Thanksgiving Station development concept plan and the adoption of the updated General Plan in January 2022. The concept plan and General Plan showed an additional 2,000 units in the Resort Community area developed as a Transit Oriented Development. To accommodate the additional residential and commercial uses, the Resort Community requirements need to be updated to address new percentages of resort, residential, and commercial uses. The proposed amendment will accompany the future area plan amendment to direct the Thanksgiving Station development.

In addition to addressing the percentages for resort, residential, and commercial uses, it also adds clarification on what types of developments fall under these uses. These percentages were determined after reviewing the existing land uses and proposed future land uses. The applicant has included a table that shows how the percentages were determined.

I am in favor of the code amendment. My name is Bill Hereth, and I live in the Pointe Meadow Townhomes just south of Thanksgiving Point.

As a member of the adjacent community, I want development done right. The status quo of office buildings and parking lots is unsustainable. It creates high concentration of traffic leaving the area in the afternoon. We need more balanced development. I hope that by shifting the percentages and developing a good TOD in conjunction with UTA and the City of Lehi, that Thanksgiving Point can create a truly unique development that takes makes this an even more awesome place to live, raise a family, and enjoy the amazing amenities that the Ashton Family is providing to the community.

I would ask for one change to Section 28.070.A based on the public input received several years ago at a Planning Commission meeting that discussed this section of code that was given a positive recommendation by the commission at the time. Change the word SHOULD to SHALL in the last sentence: Buildings adjacent to single family detached units SHALL be limited to 2 stories or 38 feet.

Additionally, please clarify in code Section 28.030.B if the property being proportioned contains the undevelopable land (specifically publicly dedicated roadways, utilities, or river, etc) within the Resort Community Zone acreage.
