The applicant wants to build a seven lot subdivision located at 1475 East 1800 North. The lots are all over a third of an acre or 15,000 square feet in size. This meets the requirements of the RA-1 zone that this land is in. The plans also include an extension of 1475 East with it ending in cul-de-sac. The cul-de-sac does exceed the maximum length of 400 feet and will require an exception from the Planning Commission and City Council. The existing development makes it hard for this to develop in any other way so the exception might be granted.

Another exception will also be needed because this subdivision will create double fronting lots (lots that have width along a public street). Because these lots are large and will likely divide at some point this may warrant an exception for right now. Again this exception will have to be given by the Planning Commission and City Council.
