The Planning Commission provided a positive recommendation to the City Council on this item.

The applicant requests review and recommendation of the Carla’s Cove concept plan, a six-lot residential development located at 2402 West Main Street. A proposed zone change to R-2 was submitted concurrently with the concept plan. The zone change will make the development and proposed density possible.

The concept plan shows two lots fronting Main Street and four lots that front onto 70 South. The applicant indicated in their narrative that they intend to put twin homes on the lots, which is allowed in the R-2 zone. The lots range in size from 14,522 square feet and 22,769 square feet, which meets the R-2 zone requirements of a minimum lot size of 8,000 square feet and the minimum lot size of 10,000 square feet for two-unit dwellings. The development shows an overall density of 2.1 units per acre if developed as single-family homes. If developed as twin homes, then the density would be 4.2 units per acre, which meets the maximum allowed density of 6 units per acre in the R-2 zone.

Hi there,
I would like to write to you and discourage the plan of Carla's Cove Concept. I live in the neighborhood nearby, and strongly do not want this to go through. The majority of our neighborhood are single family homes, and I would like it to stay this way. We already have enough traffic as it is, we do not need medium/high density homes going in, in our neighborhood. We pride ourselves on the quality of this neighborhood, and bringing in this kind of housing lessens our home values. This type of twin home is not cohesive to our neighborhood, and should not be allowed and does not belong in this area. Please reconsider this plan, and consider it to be a green space or lots for single family homes, instead. Thank you for your time and help, we appreciate it!
