Consultation has concluded

The applicant is requesting to amend the General Plan land use designation of this property from Low Density Residential to Neighborhood Commercial on 1.74-acres located at approximately 1800 North 2300 West.

The property is currently zoned A-5 which would not allow for any use beyond single family residential. This application is the result of the applicant approaching the City’s Economic Development Director about purchasing the property. The request for Neighborhood Commercial would facilitate development of the property with a child daycare.

The Planning Commission should consider the allowed uses in the Neighborhood Commercial classification and if the potential uses are appropriate for the property and the adjacent uses.

The Reviewing Departments had two comments on the proposed General Plan amendment.

  1. A subsequent application for a zone change to Neighborhood Commercial would have to take place before site plan application
  2. Probably not a bad location for NC, but it does create some challenges to fit in with the surrounding residential road system that's been approved.

Has the City considered the adjacent 2100 North subdivision to the north of the subject property? We were required to design a road stub to the north boundary of the subject property and it appears that this will not tie into the new concept. Also, are the utility connections and easements going to remain entact as previously planned through the subject property?
