The Planning Commission provided a positive recommendation to City Council on this item.
The applicant is requesting review and recommendation of the Bushman Property concept, a 21-lot residential subdivision located at 1610 West 700 South. A proposed zone change to R-1-Flex was submitted concurrently with the concept plan. The zone change will make the development and proposed density possible, while also preserving two existing homes.
The concept plan will consist of 21 single family lots on a total of 7.16 acres.The lots range in size from 8,063 to 23,588 square feet.There is an overall density of 2.93 units per acre for this subdivision which is consistent with the goals of the General Plan designation and proposed zoning.The R-1-Flex zone establishes a maximum density of 3.25 units per acre for developments under ten acres.
