This item received a positive recommendation from the Planning Commission and will go to City Council on November 16th. 

The applicant is seeking review and recommendation of a proposed zone change from A-1 to R-1-22 for 10.48 acres located 1080 North 2300 West. The applicant proposes to eventually develop the entire 16.52 acres of property that are under ownership, but to maintain the southern portion of the property in greenbelt they will be phasing the zone change and are only requesting to change 10.48 acres at this time.

This zone change is consistent with the approved General Plan designation of VLDRA for the properties. The applicant is seeking a zone change as it will allow development of the property while maintaining the two existing single-family homes and detached garages. The proposed zone change is consistent with the zoning of the surrounding area.

The purpose of Very Low Density Residential/Agriculture districts such as R-1-22 is to provide single-family residential areas and/or hobby farm developments.
