Consultation has concluded
The applicant wants to build a 16-lot residential subdivision located at 1080 North 2300 West.
The preliminary subdivision plan will consist of 16 single family lots on a total of 9.95 acres.The lots range in size from 17,451 to 25,052 square feet.There is an overall density of 1.6 units per acre for this subdivision which meets the R-1-22 zoning allowance of 1.75 units per acre.
This subdivision varies from the typical standards set forth in Chapter 5 of the Lehi City Development Code because two lots of bonus density were added in lieu of reimbursement for road widening along 2300 West and a 10-foot trail. That density bonus was utilized with reduced frontages and lot sizes. Most of the lots do not meet the 100-foot frontage requirement or 22,000 square foot lot size requirement. However, the subdivision still conforms to Code by not exceeding the overall density allowance. This density bonus was part of the concept plan approval on November 16, 2021.
No significant changes have been made to the plans since concept approval, except that these plans do not show the future development of 6.02 acres to the southeast. In the preliminary plans, the area is shown remaining in the A-1 zone with green belt status. When that land develops, it will require preliminary and final subdivision approval.
The proposed subdivision shows a road stub to the north and south to provide for future connectivity and the required connection into Colony Pointe Drive. Access to the subdivision is currently provided on 2300 West.
The applicant has been allowed exceptions to the standard requirements to develop in the R-1-22 zone as part of density in lieu of reimbursement agreement, and as such they are an “as of right development”, meaning that the Planning Commission cannot deny this project. The public can and should still provide feedback if there are any concerns they would like the Commission to be aware of.
