Beck's Landing Concept

The applicant requests review and recommendation of a proposed concept plan for Beck’s Landing, a 16-lot residential project located at 1080 North 2300 West.
A proposed zone change to R-1-22 was submitted concurrently with the concept plan. The zone change will make the development and proposed density possible, while also preserving two existing homes. The applicant proposes to eventually develop the entire 16.52 acres of property that are under ownership, but to maintain the southern portion of the property in greenbelt they will be phasing the project and are only requesting to develop 10.48 acres at this time. The concept plan layout does show Phase 2, which will not be part of the zone change or the 16 lots being proposed at this time.
The concept plan will consist of 16 single family lots on a total of 10.48 acres. The lots range in size from 17,237 to 25,391 square feet. There is an overall density of 1.52 units per acre for this subdivision which is consistent with the goals of the General Plan designation and proposed zoning. The R-1-22 zone establishes a maximum density of 1.75 units per acre.
Of the 16 proposed lots in this phase, 13 of them are slightly less than 22,000 square feet and a few others have frontages under 100 feet as required by the R-1-22 zone. However, these lots reflect the decision to allow additional density or modified lots in lieu of right-of-way for master planned road widening on 2300 West and a 10-foot asphalt trail.
The proposed concept shows a road stub to the north to provide for future connectivity. Access to the subdivision is currently provided on 2300 West and through the Calton Cove subdivision to the south.
