The applicant requests review and recommendation of the proposed zone change from Commercial to Mixed-Use located at 1054 West Main Street. The proposed zone change matches the General Plan designation of Mixed-Use for the property.

In 2022, a General Plan amendment was approved on the property to Mixed-Use. As part of that approval, a concept plan was approved that would allow for six residential units with retail and warehouse area. The applicant requests the zone change to match the General Plan but is requesting approval of an updated concept that increases the residential density.

The Planning Commission and City Council should consider the requested additional units as part of the concept review. This zone change request is consistent with the General Plan and has no bearing on whether or not the additional units are approved.
