BCP Property General Plan Amendment

BCP Development wants to change the General Plan land use designation on their property of 14.67 acres located at approximately 1200 West 1450 South near Dry Creek Elementary. They want to change the land use designation from Very Low Density Residential Agriculture (VLDRA) with the Pioneer Village Mixed Use Overlay to Low Density Residential (LDR).
The applicant is hoping to then change to zone to R-1-Flex which would allow 8,000 square foot lots, but also allow for clustering and smaller lots single family. The LDR designation would allow 3.5 units per acre. With the current VLDR designation the lots would be at a minimum 22,000 square feet. This would allow 2 units per acre.
A concept plan was not submitted with the General Plan amendment request.
Planning Commission has a high level of discretion in whether they approve General Plan Amendments or not. Comments should consider the impacts on the current and future residents, neighborhood and area. You can leave a comment or ask a question to staff below.
