The applicant is requesting review and recommendation of a 37-lot PUD mixed unit type residential concept located at 815 South 1100 West. A proposed General Plan amendment to Low Density Residential was submitted concurrently with the concept plan. That amendment and the corresponding zone change to R-1-Flex would make the development and proposed density possible after considerations for bonus density. Approval of the concept is contingent on approval of the General Plan amendment and future zone change.

The concept plan will consist of 19 single family lots and 18 townhome units on a total of approximately 10.33 acres. The single-family lots range in size from 8,142 to 21,436 square feet. There is an overall density of approximately 3.58 units per acre for this project which would exceed the concurrently filed General Plan designation of LDR before density bonus considerations. The R-1-Flex zone that corresponds to LDR establishes a maximum density of 3.5 units per acre for developments over ten acres. The Planning Commission and City Council would have to determine that the proposed improvements and amenities merit the additional density.

The townhome portion of the property is broken up into three 4-unit buildings and two 3-unit buildings. Ten parking stalls are shown near the playground area for visitors.

The applicant shows open space along the north side of the Dry Creek canal and proposed a trail on the south side of the canal near the single-family homes. A playground area and benches are also included as amenities to the development.
