The applicant is seeking review and recommendation of a proposed zone change from R-1-22 and TH-5 to Neighborhood Commercial on 1.98 acres of property located at approximately 2300 West Pioneer Crossing. (7944 N 9550 W).

The General Plan designation of Neighborhood Commercial is consistent with the zone change request. The applicant received direction from the City Council to change the zoning to Neighborhood Commercial and that they would consider a Development Agreement that would allow for the applicant’s construction landscape company to continue on the property.

A zone change to Neighborhood Commercial was previously approved on the property in 2019, but the property owner at that time never dedicated water or finalized the recording of the zone change ordinance.

The DRC had one informational redline comment about water dedication for the portion of the property that is zoned TH-5.
