The Planning Commission provided a positive recommendation to City Council on this item.

The applicant is seeking review and recommendation of a proposed zone change from A-5 to R-1-Flex and Neighborhood Commercial for approximately 20 acres located at approximately 2100 N 2300 W on the southeast corner. This zone change is consistent with the approved General Plan designations of Low Density Residential with a NC overlay for the property. The applicant proposes to rezone approximately two of the 20 acres to Neighborhood Commercial and the remaining 18 acres to R-1-Flex.

The purpose of the Neighborhood Commercial (NC) District is to provide an area where goods and services are available near residential areas. It allows for the development of smaller-scale retail and service-oriented businesses that are compatible with the adjacent neighborhoods. Developments within this zone should be designed for a sensitive transition between the commercial uses and surrounding residential uses. Buildings are limited in size to a 5,000 square foot footprint unless otherwise approved by the Planning Commission based on a determination that the building meets the intent of this zone.
