The applicant is asking for approval of the Valley Vet Clinic Concept Plan at 3055 North 1200 West in the Neighborhood Commercial Zone. Normally, site plans are approved by City Staff, but the applicant is asking for an exception to not have a public entrance facing the street.
Site Overview
The concept plan shows a building size of 4,655 square feet, which is smaller than the 5,000 square foot maximum allowed. The plan also includes 65 parking stalls (including 4 handicap stalls), which is more than the 29 stalls required. The extra parking will also be used for a future building, which is shown on the plan.
The plan includes a required buffer next to the residential areas on the east and south sides.
Requested Exception
The applicant is requesting an exception to not have a public entrance facing 1200 West for the safety of the animals. They don't want dogs or cats to run out into the busy street. The code allows exceptions when meeting a requirement would negatively impact the ability to conduct the proposed use on the property.
