Lehi City is proposing to change the definitions of Townhomes and Condominiums to include that they can only have one kitchen facility. Also updating the Dwelling Unit Definition to clearly state it can only be occupied by one family.

Hi planning commission, this is Marshall Garey. I wish I could be there in person tonight, but I can't this time.

I'm confused about why you would restrict condos and townhomes from having more than one kitchen. Who benefits from this restriction? Nobody. Who loses? Everyone who might benefit from having an extra kitchen or kitchenette. Potentially renters, or perhaps family members or friends staying with the owners. For example, when my grandparents rebuilt their house in the 90s, they installed a second kitchen for my great grandparents who were living with them. Suppose I want to do that for a family member. You are now preventing me from legally doing this in a townhome or condo.
My grandma passed away two months ago. In my college years, I stayed with them for a time and benefited from that extra kitchen and room. I went to BYU. Their house is in Springville. After college, I was able to live near them (well, in Provo and Orem) and visit often. My daughter was able to see them appropriately monthly for the last two years. She is 3 years old . My daughter was able to have a relationship with my grandma before she passed. When we arbitrarily restrict the housing supply like this, we are restricting opportunities for family relationships like what I had and my daughter had with my Grandma.

By the way, if you are concerned about more kitchens causing more cars, you are wrong. Parking supply determines the number of cars on the road, not housing supply.

If you are are trying to keep housing prices high and unaffordable, then this is a successful step in that direction.

There are many people that rely on being able to rent the townhouses out to individuals rather than a family. They are able to make more money that way to help pay for the crazy mortgage rates these days. It would put many people in a huge bind to take away that opportunity to provide for their families this way. We bought this townhouse because we were able to rent it out to individuals and pay for the mortgage. If we can't rent it out to individuals we will not be able to cover the mortgage of this townhouse.
