Consultation has concluded
A proposed flag lot is being considered for the properties at 913 and 939 East Cedar Hollow Road in an R-1-Flex zone. The goal of this proposal is to create one additional single-family lot as a flag lot. All of the proposed three new lots meet the necessary requirements, including the frontage requirements, a 20-foot-wide flag stem, and a minimum 8,000 square feet lot size.
According to the city’s development code (Section 12.210), flag lot subdivisions have typically been limited to only two lots, but this proposal includes three. As an alternative, the applicant could first request a boundary adjustment to combine one lot, and then apply for a flag lot. This would add an additional step and ultimately lead to the same outcome, so Staff determined the applicant meets the intent of the flag lot code.
