The Planning Commission provided a positive recommendation to the City Council. This will go to City Council for final approval on July 26th.

The applicants want to bring 1,035.49 acres currently in Draper into Lehi City. Lehi will better be able to provide services (water, sewer, police, fire) to the area. Bringing the land into Lehi City allows the City more say in how it develops.

The applicant proposed TH-5 zoning for the land brought into the City. This means that before any development can take place a zone change will be required.

They have also submitted an application for General Plan Land Use Designations that will be reviewed in a future Planning Commission meeting with a public hearing.

The purpose of the Planning Commission meeting is really to review the TH-5 zoning and not the boundary line adjustment itself. The City Council will hold a public hearing on July 26th which will be the final consideration of the boundary line adjustment. Draper City is going through a similar process with public hearings. It may be most advantageous for residents to attend the public hearing for the City in which they live.

It also should be noted that Utah State Code states that the boundary line will be adjusted unless at or before the public hearing held by the City Council a written protest is received by an owner that is located within the property proposed to be adjusted, that covers at least 25% of the total private land area, and has at least 15% of the value of all private real property within the area proposed for the adjustment or is an owner of state-owned property within the area.

The public can still express concerns about the adjustment. However, they should realize that State Code and Legal Precedence gives priority to the land owner in municipal boundary adjustments. Public input can have a greater impact on the future proposed General Plan Land Use Designations and Concept Plan.
