Planning Commission approved the concept plan.

The applicant proposes a conceptual layout on 19.55-acres for future retail, restaurants, and 125 apartment units.

The concept plan shows several future retail pads with drive-thrus. These drive-thrus will require a conditional use permit with future site plan submittals.

This concept plan is a pubic hearing item because of the requested exception to have a drive aisle and parking between the commercial buildings to the south and the street. Public comment should focus on this exception and if it should be granted or not.

The rest of the concept plan must meet the Development Code requirements. The Reviewing Departments reviewed the plans to ensure compliance. They left 28 comments that are informative on the requirements that need to be met when they submit their site plan applications.
