    This item received a positive recommendation from the Planning Commission and will go to City Council on September 14th.

    The State passed legislation in March of this year outlining how a city can and cannot regulate an Accessory Dwelling Unit (ADU).

    The changes impact the Lehi City Development Code in the following ways:

    • Reducing off-street parking requirement to one off-street stall per ADU.
    • Eliminate any restrictions on the percentage of the home
    • Change minimum lot size from 8,000 square feet to 6,000 square feet.
    • Eliminate frontage requirements.
    • Eliminate the statement that ADU’s must comply with CC&Rs.

    The applicant is requesting approval of a conditional use permit to allow for an electronic messaging display (EMD) sign conversion for an existing billboard located at 255 East State Street. The billboard is located within the Off-Premises Electronic Display Sign Overlay Zone and qualifies to be converted to EMD. The location, height, and area of the sign will not be changed at all. The existing billboard structure will be modified to have the new base. This base will be installed over the existing billboard pole. The applicant provided four base design options for consideration.

This area has a lot of slope that the applicant shows a conservation easement over. The applicant also said they will dedicate the land along the Dry Creek Corridor and a trail on 600 East to have the lots that are smaller than 15,000 square feet. Which is the size that is required in the RA-1 zone it is in.
