North Lehi Station Area Plan This report talks about the plans for a new area around a future light rail station at 3200 West Traverse Mountain Boulevard. The plan looks at how to use the land around the station to make it easier for people to use the light rail and also keep in mind the needs of the existing community.
What is a Station Area Plan?
A Station Area Plan is a guide for how land near a new transit station should be used. It helps make sure the area is ready for future growth, but it doesn't force anything to be built exactly like the plan shows. It helps the city know what changes should be made in the future to proposed land uses, and the transportation network.
The city worked with people in the community, like residents and city leaders, to make this plan. Our consultant, GSBS, also looked at things like the economy and topography of the land before making the plan.
Where is the Plan?
The plan covers land within a half-mile (about 10 minutes by walking) of the future light rail station, which will be along the rail line just north of Traverse Mountain Boulevard. The area around the station will include places like homes, parks, and businesses.
Homes: Many homes in this area will stay the same, and nothing new will be built where houses are already standing.
The Vistas at the Point: This is a development with townhomes, apartments, and a church, and it’s already planned for the area.
Flight Park: Flight Park is a popular place nearby. This plan wants to keep Flight Park as it is and make sure people can still enjoy it.
What Will the Area Look Like?
The plan shows ideas for how the area can grow in the future. It includes:
Roads and Transportation: There will be new roads, including an interchange (on ramp) to I-15, and a new light rail station for fast travel. There will also be bike and walking trails and routes.
Buildings and Parks: The plan suggests small blocks with narrow streets to make it safer for people walking or biking. There will also be parks and small shops where people can gather, but it won’t be a large regionally significant area like Thanksgiving Point or Traverse Mountain. It will be geared towards the new and existing neighborhood that surrounds the station area.
Housing: The area could have up to 1,060 new homes. These homes will be built closer to the light rail station, making it easier for people to get around without needing a car.
When Will This Happen?
The plan for the area is not going to happen right away. The light rail station still needs to be built, and infrastructure needs to be installed in the area including water, sewer, and power lines, which will all take time and money. This could be several years in the future. The plan may also change as the area grows and the city’s needs change.
