This item was approved by the Planning Commission. 

The applicant requests approval of a conditional use permit for an upgrade to the existing pylon sign located at 310 North 850 East. Marion Surgical Center hopes to retrofit the existing sign to a multi-tenant sign as part of their update to the entire property. As part of the retrofit, they propose to lower the height of the pole by ten feet and structurally reinforce the bottom eight feet.

The applicant requests two exceptions to the pylon sign and EDS requirements of the Development Code which are as follows:

  • The first exception requested is for the overall signage area. The total signage area proposed is 577.56 square feet which exceeds the typical maximum of 200 square feet allowed in the Development Code. As per Section 23.090.I.11, an exception may be granted for multi-tenant retail-based commercial projects based on the number of tenants displayed on the sign. The Code states that in no case should the total sign area exceed 600 square feet.
  • The second exception requested is for the covered structural support. The applicant proposes to paint the existing pole black and not cover the pole with a decorative wrap. This decision was made for a variety of factors including wind load safety, cost, and sign viewability skewed with a second pole.

These exceptions may be allowed per Section 23.090.I.12 of the Development Code, which allows a sign to vary from the typical pylon sign regulations for multi-tenant commercial projects. However, it is the responsibility of the applicant to provide proper justification for the exceptions. As part of the process to receive an exception, the Planning Commission must approve a conditional use application.

The Planning Commission can approve or deny a conditional use after consideration of the standards listed in Chapter 9 of the Lehi City Development Code.
