Planning Commission provided a positive recommendation on the zone change. It will go to City Council on February 14, 2023.

The applicant wants to change zoning on the property located at 26 South 2300 West. The zoning is currently TH-5 (transitional holding) which has no development rights. They want to change to the Commercial zone. The General Plan designates this area as commercial. Which means there has to be a really good reason for the Planning Commission and City Council to not approve the zone change to commercial.

The applicant has also provided a concept plan and are requesting an exception to the standard requiring no drive aisles between the building and the sidewalk. The applicant is stating that to be able to use their property for a car wash they need a drive aisle between the building and the sidewalk.

This is open to public comment. However, the public should understand that the Commission must provide a positive recommendation for both the zone change and concept plan if they meet Code requirements. The public can speak to the exception for the orientation of the building and whether that exception should be granted or not.
