Longhorn Meadows Subdivision

The applicant is requesting review and recommendation of the Longhorn Meadows preliminary subdivision, a 14-lot residential subdivision located at approximately 400 South 1300 West. A zone change to R-1-Flex was approved recently which facilitates the densities and layout shown in the plan.
The concept plan will consist of 14 single family lots on a total of five acres. The lots range in size from 8,000 to 15,256 square feet. There is an overall density of 2.8 units per acre for this subdivision which is consistent with the goals of the General Plan designation and zoning. The R-1-Flex zone establishes a maximum density of 3.25 units per acre for developments under ten acres.
Since concept, the applicant has realigned 1300 West and 1330 West so that they connect through this subdivision. Additionally, a 0.25-acre parcel will be dedicated to Lehi City to expand an existing detention pond. Access is provided to the grass landscaped area between lots 8 and 9. Several of the existing six-foot no-climb fences and four-foot field fences will remain along property lines and a new right-to-farm fence will be constructed along the east boundary.
