Lehi Brownstones Concept

The applicant is requesting review and recommendation of the Lehi Brownstones concept, a 7-unit townhome project located at 396 North 500 West. A proposed General Plan amendment to High Density Residential was submitted concurrently with the concept plan. That amendment and the corresponding zone change to R-3 would make the development and proposed density possible after considerations for bonus density. Approval of the concept is contingent on approval of the General Plan amendment and future zone change.
The concept plan will consist of 7 townhome units on a total of 0.42 acres. There is an overall density of approximately 16.66 units per acre for this project which would exceed the concurrently filed General Plan designation of HDR before density bonus considerations. The R-3 zone that corresponds to HDR establishes a maximum density of 12 units per acre for developments. The Planning Commission and City Council would have to determine that the proposed improvements and amenities merit the additional density.
The applicant shows open space along the internal road as a buffer from the neighboring development to the north. Additional landscaping serves as a buffer from both 500 West and 380 North. No additional amenities are required because the project is under 10 multi-family units.
The applicant proposes a brownstone street frontage appearance that engages the street, while giving access in the back off the private road. The applicant proposes to create a townhome rental community that is not part of an HOA but is owned by a single owner to maintain high quality of maintenance.
