The applicant is seeking review and recommendation of a proposed zone change from RA-1 to R-1-Flex for 0.73 acres located at 105 South 500 West. This zone change is consistent with the approved General Plan designation of LDR for the property. The applicant is seeking a zone change as it will allow future development of the property. The applicant has limited street frontage and would not be able to develop a standard lot in the RA-1 zone due to the larger frontage requirement. The overall acreage of the property would limit the applicant to only developing one additional lot because of size constraints.
