Consultation has concluded
The applicant wants to rezone 0.996 acres from R-1-12 to R-1-8 at 2301 North 600 West. This will change the required lot size from 12,000 square feet to 8,000 square feet. It also reduces the width of the lots from 100 feet to 80 feet. The applicant stated in their narrative their intent for the rezone is to eventually create three separate lots. They could do so with the R-1-12 zoning but the 100 feet of frontage would make them weird shapes. The lots on three sides of this parcel are already zoned R-1-8 so this change will fit in the context of the existing neighborhood.
As a legislative action, the Planning Commission and ultimately the City Council, have a level of discretion on approving the change. Meaning that if neighbors or other residents have legitimate major concerns, the City Council could ultimately deny the the zone change.
