Planning Commission approved this concept plan.
The applicant requests review and approval of the Guzzle Drive-Thru concept plan. The proposed concept plan is for a soda shop with a drive-thru. This property falls within the Holbrook Farms Area Plan and the restaurant with a drive-thru is a permitted use within the land use section. This site also resides in the State Highway Design District and must meet the requirements of that district at the time of site plan approval. This report will describe the layout and DRC comments.
The proposed concept falls within the open area of the previously approved Quick Quack Car Wash site plan. The drive access entering the site will be shared by the two uses. The building will be located on the east side of the site, with the drive-thru surrounding the building. The DRC did have a comment about providing a sidewalk connection along the frontage of the site and to add a connection to the building. The property shows two drive-thru lanes for ordering that merge into a single lane as the cars approach the building. In addition, six parking stalls will be provided to serve guests and employees of the building. The DRC commented that two bicycle parking stalls will be required.
