This received a negative recommendation from the Planning Commission and will go to City Council on May 24th.
The applicant wants to construct a nine-lot development located at approximately 600 East and Airport Drive in an R-1-15 zone.
The proposed lots meet the frontage and lot size requirements of the R-1-15 zone which are 100 feet of frontage and a minimum of 15,000 square foot lot size. The lots range in size from 16,014 to 21,207 square feet.
Subdivisions are an administrative action, meaning if they meet the Code requirements, they must be approved. The public can and should still provide input if there are any safety concerns or things the developer can consider to make the subdivision a better fit in the neighborhood. Just know that it is almost impossible to deny a subdivision at this point.
The City Engineer granted a deviation from the City Standard requirement for a seven-foot planter strip in front of these lots. These lots have significant slope on the west side. If additional space is required for the planter strips, the lots would be unbuildable. Most of 600 East does not have the planter, so this will also fit into the context of the existing neighborhoods.
