The applicant requests approval of a two-lot subdivision with an existing home on a 1.24-acre parcel located at 689 West 1200 North.

The subject property is in the R-1-Flex zone which requires a minimum lot size of 8,000 square feet or approximately 0.18 acres. Both lots meet and exceed the minimum lot size. The original lot will be approximately 8,609 square feet and the new lot will be 45,104 square feet. The lot for the existing home has 94 feet of frontage, which exceeds the 80-foot requirement for the R-1-Flex zone. The new lot will have approximately 83 feet of frontage.

The applicant meets all the requirements to develop in the R-1 Flex zone, as such they are an “as of right development”, meaning that the Planning Commission cannot deny this project. However, the Commission should review in case staff missed any requirements in their review. The Commission may also make suggestions to improve the subdivision or reduce the impact on the existing neighborhood based on public input.
