This received a positive recommendation from the Planning Commission and will go to City Council on May 24th.

The applicant is requesting review and recommendation of the Dubois Lot Plat A 1-lot preliminary and final subdivision located at 1192 North Trinnaman Lane.

The applicant has a multi-phase plan to develop the property with two lots that would each be slightly less than half an acre. However, the currently proposed subdivision plan will consist of just one single family lot on a total of 0.43 acres or 18,819 square feet. This meets the 15,000 square foot requirement of the RA-1 zone. There is an overall density of just over two units per acre for this subdivision which meets the RA-1 zoning allowance of 2.5 units per acre. The proposed lot also shows 143 feet of frontage.

The proposed project meets zoning requirements for the RA-1 zone and as such is considered an “as of right development”, meaning that the Planning Commission cannot deny this project. However, the Commission should review in case staff missed any requirements in their review. The Commission may also make suggestions to improve the subdivision or reduce the impact on the existing neighborhood based on public input.
