The applicant requests approval of the Dominion Energy Regulator Station located at 7500 W 8020 N (approx. 890 East 700 South) in the A-5 zone. The Development Code lists Public and Private (with franchise agreement) Utility Buildings and Other Above Ground, Structures as a conditional use in the A-5 zone. Additionally, the inclusion of an 8-foot fence also requires conditional use approval.
As a conditional use, the Planning Commission can put reasonable conditions on the use to mitigate the potential impact to surrounding uses.
The proposed regulator station will be utilized to receive high pressure natural gas and regulate the pressure down to then be distributed to the residents of Lehi City. This new station site will replace a low-capacity station located on the adjacent property owned by UDOT. The site will be secured with an eight-foot precast concrete fence that is accessible via wrought iron vehicle and man gates. There will be no dedicated parking spaces, but when visited the employees can use the gravel station yard area for parking. The site is proposed to have a decorative rock and boulder landscape strip between the fence and the curb.
