The applicant is requesting review and consideration of the Cold Spring Storage site plan and conditional use. This plan is for a commercial storage unit development. The plan shows three buildings with both standard storage units and climate controlled indoor storage units. The Cold Spring Ranch Area Plan allows storage units but designates standard storage units as a conditional use. Parking will be located along the front office space within the internal roads. In addition to the storage units, the site will connect Blue Sky Road to Orinda Drive to provide greater access and connectivity in the area.

Along the southern and eastern property lines, there will be a 12-foot landscape buffer. Within the buffers, the applicant is showing landscaping and a 6-foot fence. An existing irrigation ditch is shown along the southern property line in the buffer area. The applicant is requesting an exception to the buffer landscape requirements for plantings along the southern property line due to the lack of space for plantings due to the irrigation ditch. The Planning Commission will need to determine if the exception is warranted, and the landscaping shown is adequate.

The architecture of the buildings will include a store front look along Blue Sky Road and Orinda Drive. The building entrance will be on the corner of Orinda Drive and Blue Sky Road and will have increased glass to meet our hierarchy requirements. The building materials are proposed to consist of architectural grade metal siding, stucco, masonry, and glass.
