Steve Atkinson wants to change the zoning at his property at 498 North 900 East from RA-1 to R-1-Flex. This will allow him to put three houses on the parcel of land. The General Plan shows this area as Low Density Residential (LDR) which allows for the zone change to R-1-Flex.
The public can make comments on this item. However, they should realize that because the proposed zoning matches the General Plan, the Planning Commission and City Council would have to have really strong proof that the zone change would be detrimental to the neighborhood and city. The public can still share information and concerns. The City can only require the applicant to meet requirements in the established Development Code. If concerns are brought up that do not have requirements in the Code, it will be a request to the developer that they do not have to follow. It still is helpful though for everyone to understand what is happening in the area and the unique circumstances with the land.
