2100 North Subdivision
This received a positive recommendation from the Planning Commission and will go to City Council on May 24th.
The applicant requests review and recommendation of the 2100 North Preliminary Subdivision located at 2100 North and 2300 West. This preliminary subdivision is the next step after approval of their concept plan for a PUD (planned unit development). The proposed development includes 66 single family lots and a 1.88-acre neighborhood commercial parcel.
The proposed preliminary subdivision shows nearly two acres of neighborhood commercial at the corner of 2300 W and 2100 North. The remaining 18 acres show a mixture of open space and 66 lots of single-family residential ranging from 5,325 square feet to 10,752 square feet. The site proposes connections to 2300 West, 2100 North, and the Green Park Plat B Subdivision to the east providing the required connectivity to the site. In addition, a trail is being shown along 2100 North and another is shown going north/south in the site to provide additional pedestrian connectivity through the neighborhood.
The proposed subdivision shows areas for open space. The open space is in the center of the development, with additional pieces being located along the north/south trail and along the railroad tracks. The proposed subdivision meets the ten percent open space requirement of the PUD that was in place at the time of Concept approval.
The applicant has been allowed exceptions to the standard requirements to develop in the R-1-Flex zone as part of the previous concept and PUD approval, and as such they are an “as of right development”, meaning that the Planning Commission cannot deny this project. However, the Commission should review in case staff missed any requirements in their review. The Commission may also make suggestions to improve the subdivision or reduce the impact on the existing neighborhood based on public input.
